What Makes California Title 24 on Green Building Different?

California is among the cities that have adopted energy efficiency and environmental friendly standards. The 2010 California Title 24 came into effect on 1st January 2011 to regulate building standards.

The Title 24 California Code of Regulations provides building standards to curb global warming, and enhance energy efficiency. The state added to its California Building Code the California Green Building Standards Code (CalGreen) and regulations contained in Assembly Act (AB1103). The two codes contain standards regulating how buildings are built in the Sate.

Green building was adapted by the California Building Standards Commission as a way to reduce energy consumption and air pollution in the State. Title 24 California Code of Regulations was first adopted in 1978, but has undergone various amendments due to change in technology. Regulations on building constructions are contained in the California Building Code (CBC) of the Title 24 California Building Standards Code. The aim of the code is to ensure buildings are constructed in a manner to enhance safety, energy efficiency and accessibility to persons with disabilities.

AB 1103

This Act was passed by the California legislature as a measure to regulate energy consumption in the State. According to the Act, all commercial buildings should disclose energy consumption data to lessees, buyers and lenders. The commission implemented these regulations as a way to control the amount of energy consumed by the commercial buildings. The Act provides that all commercial buildings should disclose energy consumption details of the previous year.

California Green Building Standards Code (CalGreen)

CalGreen is a code included in the California Energy Code (CEC). CEC is a code in the Title 24 California Code of Regulations that controls energy distribution and usage in the State. The aim of the code was to curb energy insufficiency in the region. CalGreen, on the other hand, not only regulates energy consumption but also ensures the environment is conserved. According to the code, buildings should consume the most efficient amount of energy and ensure minimal pollution and energy wastage.

The code regulates building planning and design, material conservation, water efficiency and conservation, resource efficiency and energy efficiency. According to the commission, these regulations will make California a better place to live and save at least 15% of the energy consumed in the state. Due to change of technology, regulations in the California Building code alone can not regulate the amount of energy consumed in California.

According to CalGreen, buildings should adapt energy saving measures to ensure minimum wastage of energy. Some of the measures is to install energy saving appliances. Purchasing of energy saving appliances such as freezers will save a percentage of the total energy consumed. In turn, homeowners will save on the cost of energy.

All builders and homeowners should have these codes for the state to approve their california title 24 Building codes.
